Regenerative solutions

Bioclimatic design, reduction of energy and water consumption, comfort and interior quality... are just some of the pillars on which ACCIONA's real estate developments are built.

Bioclimatic design

ACCIONA prioritises design adapted to the project, taking into account the characteristics and climate of the area, implementing systems that minimise consumption, thus obtaining maximum energy efficiency. Our developments are designed following the criteria of Nearly Zero Energy Consumption Buildings (nZEB) and favouring the use of local materials. In addition, façades are designed with the aim of eliminating thermal bridges, which will not only improve comfort inside the homes, but also reduce energy and resource consumption.

Energy and water consumption

ACCIONA seeks to maximise the efficiency of installations and encourages the implementation of renewable energies (aerothermal/geothermal or solar photovoltaic/thermal), combined with efficient air conditioning systems (underfloor heating). In addition, we promote responsible water consumption inside and outside the homes and tertiary developments, maximising control of the amount of water used and collecting rainwater for irrigation of garden areas.

Interior comfort and quality

ACCIONA orients its developments so that they are properly ventilated, prioritising cross ventilation, which helps to maintain a comfortable indoor temperature without increasing the consumption of resources.

From the design point of view, we prioritise natural light inside the homes, maximising illumination through windows and outdoor spaces in the form of terraces and gardens.

Circularity and our value chain

ACCIONA prioritises the use of materials that reduce the overall carbon footprint of a built structure (design, choice of materials and efficiency). Our buildings are constructed with toxic-free, durable and sustainably sourced materials. We encourage the use of natural materials, such as eco-friendly paints that, among other things, are environmentally friendly, regulate room humidity and are low in volatile organic compounds (VOCs), which improves indoor air quality, user wellbeing and the healthiness of the home.

We also promote the use of wood and other recyclable and reusable materials with an Environmental Product Declaration that certifies their sustainability throughout their life cycle.

ACCIONA minimises the generation of waste associated with demolition, excavation and construction through circularity. We prioritise the reuse and recycling of construction materials and elements throughout the construction cycle, preferably on site.

Biodiversity

ACCIONA's activities can directly or indirectly affect biodiversity. Land occupation is one of the main potential impacts, which has a direct effect on biodiversity due to changes in land use and the fragmentation of habitats. For this reason, the company specifically assesses the effect on species and ecosystems to prevent and correct it.

Consequently, ACCIONA prioritises the Hierarchy of Mitigation strategy for impacts on biodiversity, which involves identifying and preventing potential impacts that may occur, minimising those that could not be avoided, carrying out restoration actions and, finally, developing compensation actions to achieve a Net Positive Impact.

ACCIONA has a specific Natural Environment and Biodiversity organisational unit that works to achieve the principles defined in the Biodiversity Policy, promoting the reconciliation between the conservation of species and natural spaces and the development of its productive activity.

Social Impact Management

ACCIONA carries out a Social Impact Analysis and incorporates measures to ensure that its projects have an inclusive and accessible design, respecting the site and reducing their impact on the environment. ACCIONA prioritises the safety, health and well-being of tenants while managing the impact associated with construction work, such as noise, dust and traffic.

Mobility

The company prioritises and promotes public transport and active mobility, thus avoiding emissions and traffic congestion problems. The future of mobility will be electrified, shared and preferably generated on-site.

Refurbishment

Building refurbishment is a sustainable model that extends the useful life of a building, minimising CO2 impact and contributing to the circular economy. ACCIONA seeks to give buildings a second life, allowing considerable savings in materials, replacing old electricity generation systems with innovative solutions of maximum efficiency and installing optimal insulation in the envelope, eliminating thermal bridges, achieving not only economic benefits for users but also a contribution towards increasingly sustainable cities.

Urban regeneration

ACCIONA is committed to the urban regeneration of degraded and obsolete areas and the refurbishment of buildings and neighbourhoods, projects in which we are currently immersed with the aim of generating a dynamic effect both for the area in question and for the city as a whole.
